Pamala B. The house and all of the amenities were beyond our expectations. We were snowed in - over three feet of snow - and lost power for over 24 hours; but the owner stayed in touch via e-mail, letting us know latest power company reports, road clearing expectations, and just checking on our well-being. We managed to stay warm enough and entertain ourselves with the many books, etc. at the house. We would certainly recommend the Overlook and hope that we can return someday - perhaps in the summer. 😊�

Owner's Response: You two were the BEST! What a crazy week! Unexpected storm, roads closed, snow too deep for plow truck (37"), power failures all over town, shelters being set up downtown, etc. When I finally got there the snow was too deep for my jeep to reach our plow! Thanks for all of your understanding for our crazy weather! Hope to see you again (our birds miss you!). Tim & Karen

Such a Peaceful and Beautiful Place!

mary l. We found the Overlook by chance after searching through many vacation rentals in the area! We are so glad and greatful that we found this amazing place. From the moment we arrived it felt like we were truly in our own home. This place has every comfort you could imagine or want for a great stay. The heated floors within the kitchen and main bath along with heated toilet seats as well as a bidet really was a welcome feature when you have to go in the middle of those brisk mountain nights. Since it was winter (January) and really cold we didnt get to expierence all the be extras like a beautiful gazebo that sits up on the mountain with an amazing view of Estes below as well as the RMNP being literally right out the back door. We originally booked our stay form4 nights but ended up extending it by 1 more day because we just didn’t want to leave. The host Tim and Karen are extremely helpful and friendly and always very responsive and helpful with any questions we had. We will definitely be back again in the future!

Best Rental Ever

marilee h. This property is amazing! The location is great, views are superb, grounds are so enjoyable and the house itself is stunning. We had three generations of family, ages 5-70 and all were happy, comfortable & entertained here! Tim is the best host I’ve ever had at a vacation rental! We cannot wait to come back!

Beautiful,comfortable, the perfect Rocky Mountain experience

Chris M. We loved this place...and we will be back. It was so nicely put together and made us feel comfortable immediately. We had a 9mo the old and three year old who were happy and everything (and more) we could have needed was available. About 2 minutes from Rocky Mountain national park and 5 minutes from food/grocery/shopping. A beautiful and perfect home for relaxing, hiking, and enjoying the mountains

Everyone loved this place

Dennis S. Loved everything from the big screen in the outside bar to the heated seats on the toilets. Home was warm, cozy, and we'll decorated. Alway something unique to look at.
View from property is the best. Lot of wildlife. The deer literally eat out of your hand.
Would like to stay at the Over Look again and would recommend to any and everyone.
Tim was helpful in every way possible. Easy to talk to and respected our privacy.

Great Property, Gracious Hosts

Sherlyn H. This property is very clean, historical property, updated well, heated floors, hosts provided many items such as paper goods, laundry soap, coffee, tea, cocoa, popcorn and M&Ms for movie night, a library of books, magazines and videos, plenty of towels and other linens. We slept great, very nice beds and linens. The kitchen was beautiful and well stocked with dishes, included everything we needed and more. The backyard was great for gathering around the fire pit, a game of horse shoes and just relaxing, included lots of seating options, gas grill and more. If there was one negative, the 2 bedrooms other than the master, were small and it was a little tight getting around the bed. The property was very comfortable, relaxing , more amenities than we used and would definitely recommend to others and/or stay there again. Tim and Karen Rees put a lot of effort into making their guests feel at home, relaxed and pampered a bit. We met and visited Tim, the property owner a few times during our stay, he was extremely friendly and helpful. Great experience !
